Dansville Industrial Park Fact Sheet
Introducing Dansville Industrial Park
This 120 acre site is zoned industrial. It is fully serviced, ready for immediate development and a Build Now NY Award recipient. Environmental audits and
Stage I Cultural Resource investigations are available for the entire Industrial Park.
Individual sites are available for industrial, distribution, R & D, and corporate office development. Some limited sites may also be available for commercial and retail uses.
Site Infrastructure, Improvements, and Utilities
- 12 kV, 3-phase electricity provided onsite by New York State Electric & Gas
- 6" line, medium-pressure natural gas supply available adjacent to site provided New York State Electric & Gas
- 10" water main service provided on site by the Village of Dansville
- 8" sewer line, secondary and tertiary treatment, provided on site by the Village Dansville
- fire protection rating is Class 5
- telephone service provided by Frontier Telephone of Rochester

Site Availability
Sites may be subdivided by two-acre minimum increments to suit individual needs. Sites are available for purchase or capitalized lease option terms of up to 20 years. The deed transfers at the end of the term for $1.
Development Standards
Park developers and occupants are required to maintain quality standards in building materials, signage, outdoor storage, building coverage ratios, and site improvements. Design guidelines and covenants are available upon request.
Development Incentives
Industrial, distribution, R&D, and corporate office development projects financed through the Livingston County Industrial Development Agency (LCIDA) are eligible for the following incentives:
- 9 years, 78-percent property tax abatement of county, town and school taxes, including five years full tax abatement on the structure
- sales tax exemption during construction
- waiver of mortgage recording tax (one percent)
- In addition, firms may also be eligible for:
- 10-year property abatement starting at 50 percent and declining five percent per year (in lieu of LCIDA incentives)
- Investment tax credit from New York State
- Research and development tax credit from New York State
- Below-market and/or subordinate debt financing from New York State and/or LCIDA
- transmission gas rates
- electricity deregulation options
- subsidized job training or re-training, potentially including partial wage reimbursement and temporary medical insurance coverage
- job recruitment screening and referral services
Additional Services
Upon request, a confidential rapid response team will be assembled to oversee and coordinate financing and public sector response to the project. This team is made up of a banker, an accountant, a builder, and representatives of the Dansville Economic Development Corporation under the direction of the Livingston County Industrial Development Agency.

- Dansville Airport, adjacent to site, is a dual runway system with a 3,635-foot asphalt, concrete primary runway and a 3,105 crosswind runway. The airport is quipped with medium intensity runway lights, visual approach slope indicator facilities, and an automated weather observation station.
Plan Review and Land Sale/Lease
Meet with a representative of the Livingston County Economic Development Office and/or the Village of Dansville to review project proposal and determine initial eligibility.
- submit company financing performance history and (if available) project pro forma and Letter of Intent for review
- structure project financing
- submit purchase/lease proposal and development plans to LCIDA (owner of property)
- pass municipal review of development plans. Review may include site plan development standards review, and subdivision fire and building code review
- obtain contingent approval subject to financial commitments and municipal/state permits of land sale/lease by LCIDA
- execute and file deed or lease after evidence of financial commitment and permit approval.

SMALL BUSINESS DEVELOPMENT CORPORATION (SBDC)
The Geneseo Small Business Development Center (SBDC), located on the campus of SUNY Geneseo provides management and technical assistance to start-up and existing small business firms.
Administered by the State University of New York, the Geneseo SBDC specializes in providing one-on-one counseling on small business problems and offers training and instructional programs targeted to the needs and interests of small business operators.
The center is staffed with professors with the knowledge and experience needed to provide expert counseling dealing with the problems pertaining to the start-up and operation of a small business.

Marketing and Promotions Group
The MP Group is the advertising and marketing arm of the Chamber. The MP Group works on tourism guides, space ads and coordinates community sale days designed to market the entire Dansville area. The MP Group works closely with the Festival Committee to promote annual festivals. The goal is to attract new customers to the Danville Area and retain old customers. The MP Group provides an open forum for local business people to share their ideas and concerns. The MP Group meets regularly on the first Thursday of the month at various local restaurants.
The MP Group coordinates efforts with the Dansville Community web site and the Dansville Area Chamber of Commerce to promote pride in our community and involve the community members in special promotions.
